Major Permitting Milestone for 1021 Kingston's Place & Withdrawal of Companion 40B
Thorndike Development is pleased to report that we are now ready to file the Master Plan for 1021 Kingston's Place, as well as the initial phase site plan application with the Planning Board! In addition, having listened to the Town's feedback on the proposal, Thorndike has withdrawn its plans for a 40B apartment development adjacent to Kingston's Place and is now solely focused on getting Kingston's Place "shovel ready" for development.
1021 Kingston's Place Master Plan Now Complete!
After many months of hard work, we have completed our Master Plan for Kingston's Place. Next week we will file it with the Planning Board, along with definitive engineering for our initial infrastructure and development phase for site plan review. We hope that many of you will come to the Master Plan presentation before the Planning Board in late April/early May to learn more about the future of Kingston's Place.
Thorndike Withdraws Companion 40B Apartment Proposal
This past Tuesday, we informed the Board of Selectmen that we have withdrawn our plans to pursue construction of a 44-home 40B development on land adjacent to Kingston's Place and Smelt Pond, and that we have no intention of pursuing such a development on that site or any other site in the future. These actions are in direct response to the overwhelming Town sentiment that you did not want us involved in such a development. As we explained at the time that we filed the plans, the cost of defending our interests in litigation filed by a small group of neighbors (three to be exact) seeking to block Kingston's Place, along with the added costs resulting from delays caused by the litigation, drove us to pursue the 40B. In the end, we decided that losing the Town's good will was simply too high a price to pay, regardless of the financial burden placed on us. Instead, we have taken other steps to make it financially feasible to weather the remaining litigation and current economic storms.
A "Sneak Peak" at Center Station
In addition to development infrastructure, our initial site plan filing contains plans for two "kickoff" buildings, including a key community and retail building connecting Kingston's Place to the Commuter Rail station via the proposed pedestrian overpass, which we call "Center Station". In time, Center Station will contain the community post office, a coffee shop and a full-service restaurant. Above is a sneak peak at Center Station - take a look!
